I m from Germany and would like to move to Big Sur to a Small House(2-3bd) with some nice Garden in a nice neighbourhood. I want to live near the Ocean and would invest about 1,5-2,5 Mio in a House cash.

So how much would I pay for insurance etc?

is it reasonable to do it with an passive income about 5-6.000 dollar a month?

i'm german but my aunt is american so I guess it wouldn't be a big problem to get a citizenship

I think this would be reasonable especially if you pay cash for the house.

Not sure why you are considering US citizenship (and why do you thik it wil be easy to get). You don't need US citizenship to buy a house if you pay cash (yes, it would lower your rate if you have to borrow - but you do't). It will substantially complicate your taxes, if your income originates outside of USA. You get most of the benefits (except voting rights) by being permanent resident ("Green card"). Think about consequences.

Also, you need to consider medical expenses, not only housing. And unlikely you wold be eligible for medicare.

An aunt cannot extend citizenship to you, sorry.

I would happily house sit while you travel to / from on Visas; otherwise, as mentioned I think you are going to have a hard time getting Citizenship. I have a few friends that did the long road and it is indeed that, a long long journey to US citizenship.

Have you ever visited Big Sur?
You may not want US citizenship due to recent tax changes.
Medical, my parents pay 1900. every six months for private insurance and
paid into it for years before they accessed. It does have a close date, as well.
Since you have 1.5 to 2.5 in cash you certainly can afford to live in one of
the most expensive and exclusive areas on the west coast, but why?

Visit first, then decide.
