This is unfortunate. I don't have a problem with Sheetz, but I hate that valuable real estate downtown will be relegated to a convenience store and huge amount of asphalt/concrete.
There is absolutely NO MARKET for a gas station there. Now, if they wanted to just put the convenience store part there, it wouldn't be such a bad thing with the proximity to the rail trail, but I'm not a fan of this placement. And I love Sheetz. Can't we just donate it to Charleston?
OMFG! This is a travesty. Not only is it terribly unworthy spot for a gas station, it's the 4th one within 2 miles. There's gotta be someone at the city level who can see how ludicrous another sheetz in Morgantown is who can reject the permits.
Frankly, I'm shocked that this part of town doesn't have code/planning to prevent such unstructured land use. There are code limitations on Beechurst that prevent building of structures to 3-6 stories.
Actually, although I wish they had selected the location a little further south where the former beer distributorship was located, and although I would prefer a restaruant or some other operation there, this store will be hugely successful. There is no other gas station on that side of University Ave., and they will do a huge business in carry out beer.
It would be successful, but I hope the city recognizes that this is poor use of downtown real estate that should be used for offices/apartments/retail. Not sure if such can be stopped though...
CT, there is a BP up past 3rd St on that side of Beechurst. You're right, it would be great just down the road, but it's much less desirable due to tougher ingress and egress. I'm going to see if I can get in touch with one of the council members and see what their take on it is.
Frankly, they need to tear down the homeless shelter and the Salvation Army store in the next block and move them elsewhere, widen the road one more lane, and get ready for the inevitable widening of Beechurst. Narrowing down to one lane northbound is a major bottleneck and never made any sense to me.
That is not a good location for a Sheetz, but it is a good location period, which will guarantee success. There is a very large traffic volume there.
