RE investing in the area (Morgantown: real estate, rental, mortgage)

Was wondering if anyone has suggestions as to best place in state to have rental properties
Morgantown area, Canaan Valley, Snowshoe? Do you have to necessarliy be right there in a resort ?

Morgantown due to the student population.

I don't think much money can be made at the seasonal resorts.

Just my opinion.

Morgantown is good but I see Canaan being good too if corridor h is ever finished. Best areas IMO.

Morgantown real estate is crazy hot but you have to be very attentive to the property.

I have looked at property in Canaan and I have seen the rental history. It isn't what you would think.

If I were to buy up there for rental purposes, I would be happy if I just met expenses after the mortgage payment based on what I saw. More needs to be done to make the area attractive more than the skiing season.
