Hi everyone, Just noticed on another site that Granville has grown almost 300% since 2010 but has a median home price of $81k. That's surprising considering the growth and the prices of homes in Morgantown across the river. Is there a reason? Flood prone maybe? Seems to have a lot of newer shopping there.
Granville hasn't grown at all. I guarantee that the entire population growth since 2010 is due to the construction of the Domain up at UTC. "Downtown" Granville, if there is such a thing, is an absolute **** hole that is 70% a trailer park. The "town" of Granville basically consists on a trailer park with a police department and UTC.
Growth is solely due to new rental units at University Town Center. That's also where any new shopping development is happening. Businesses in Granville proper are shutting down.
Honestly, it's a fluke that Granville was able to get UTC, but they can't expand further now as Westover has Westridge and Gateway. If Westover can get Osage, then Granville is boxed in. Last I heard, Granville was trying to annex a road in their city limits that would actually connect the town to UTC.
UTC has the Domain and Black Bear apartment communities. It's very likely that voting block will end up wanting to get absorbed by Westover eventually.
In terms of housing, the homes in Granville are on average smaller, older, and not the best condition wise. Flooding can be an issue, as well as being right beside the train tracks. Bluntly, real estate sites also show a greater concentration of registered sex offenders in the area as well.
If you're looking to move to the area and don't have a reason to be in Morgantown proper (say for commute to a job), do yourself a favor and look at Westover in more detail. Westover's Westridge is over 1000 acres of planned retail and commercial development. There's also a $40 million dollar aquatic center being built that will be open in the fall in Mylan Park (just next to Westover).
It's very convenient to be able to go shop/eat within 5-10 mins depending on where in Westover you're located. When students are back especially, traffic in Morgantown proper can get pretty horrific. Cheat Lake to the east is another big community, but honestly the home prices are insane for what you get and you aren't close to even basic shopping like Wal-Mart.
There wouldn't be a lot of housing available in Granville because it's not the easiest to annex land as a town in West Virginia. Granville has University Town Center which has(Walmart,Sams,Target, Best
Buy,Barnes & Noble,Sams.Giant Eagle, Kirklands and Bed Bath & Beyond to name a few plus Restaurants like Olive Garden,Red Lobster,Longhorn,Cheddars and Chili's. The shopping center has two large apartment complexes that have added to the population one just opening. Most the housing in Granville is older but it is and will become a optimal place to live because of location.Across from University Town Center is West Ridge which is a planned business park of over 1000 acres with shopping,hotels,restaurants and recreation. This property was annexed by another small town Westover. A couple office buildings have started and a Bass Pro Shop,Menards, and a Drury Inn have been announced. Major building should start next year and by 2021 beginning to fill up. There will be housing in Westridge but I doubt it's cheap. The Gateway development is is right there also and Mylan Park with sports fields and the new WVU aquatic center. They hold many events and concerts at Mylan. That whole areas property values will only increase over the next few years.
Thanks for the info, explains a lot. I'm sure you're aware of Clarksburg, which is very affordable, being next to much higher priced Bridgeport. Thought I had found a similar situation in Granville. Think we'll focus on Clarksburg area and spend the occasional day in Morgantown.

Check out The Meadows neighborhood, just west of Morgantown (in Maidsville). It is about a 10 minute drive to get to University Town Center and to Morgantown. Real-estate prices are better out that way.

They might not like what they get if that voting bloc is absorbed into Granville! Which road would be able to connect to the UTC? That might be a good idea that makes travel from Granville/Westover easier.

No new road is planned to be built. Granville wants to annex Route 7/19/24/Mon Blvd and Chaplain Road (from the river up to the UTC traffic light) and one other road near their fire station. They originally wanted to annex the Sheetz/Chipotle area also and that got slapped down.

Granville and Westover are greedy towns while you never hear a peep about Star City wanting to expand across the river.

Clarksburg is getting a little rough with the drugs/homelessness. I think you're retired, so I wouldn't do Bridgeport as most of the real estate is higher than average due to the FBI center workers.
WVUMatt had a good suggestion about Maidsville. Honestly I think a ton of growth will be happening in western Mon county due to Westridge, so anything around the area will do well, and you're getting in before a lot of the development. Westridge may be getting a Costco
