My wife and I are selling our house and just got a preliminary HUD-1 from the title company that the buyers chose. We settle next week (gulp).

We're a little dubious about some of the fees and about the portion that we pay. For example:

Title services and lender's title insurance: The HUD-1 has us paying about $400 of the total $1125. Should this all be paid by the buyers? (They did choose this title company!)

Attorney's fee for deed preparation: Buyers pay $50 but we pay $125. Is this normal? Should we be paying anything?

Thanks a million to anyone who can lend some insight!

It depends... did you say you would pay closing costs? or if you would split it and you pay X amount? With me, the seller paid ALL my closing costs including those you listed but that was what we agreed to... look into your contract there should be a paragraph about closing costs...

In the State of VA, there are several costs to the seller besides the Prep of the Deed (which is in line by the way), there is the Grantor's Tax, Courthouse Release fees, Fed Ex fees (for payoff).....and a couple other minor fees. It's hard to say without seeing the entire HUD, but no alarms here. Does that $400 include the deed prep? or is that in addition to? Even if it's in addition to, it's not that far out of whack, maybe by $25 to $50, if that. After January 1, everyone bumped their charges becauise of the new regulations.
