Very unlikely as comparable properties would be difficult to find.

It depends on what you want. You can buy empty land, and then build a home out of your own pocket. You might also want to build somelace with less than stringent building codes.

If you want one of those really fancy ones, you probably need to be able to get a loan. If you want to build something like the little weekend getaway in MN - they did it all by themselves, and probably paid cash as they went. You can get the containers for less than $2K each, and if you're good with a torch, you can do a lot of the de-struction yourself.

I would guess that the odds of getting a loan on something like that is slim to none. Too non-conventional for bankers and especially with today's much tightened lending standards. Getting a loan might be possible if you pledged other non-encumbered real-estate for collateral. Loans on vacant property can also be difficult to get. I know, I've been in that situation.

I think even if you can get a mortgage the next problem is finding a place to build a house like that. Most places are not going to allow it.
