Live in FL and am under water. Been awaiting bank implementation of the HARP 2 to refi. Have been using zillow to tell me the zestimate and saw no hope.

Authorized appraisal in hopes that i could qualify for Harp 1. Appraisal came in well within the limits. so we will proceed from there.

Lesson learned - forget zillow as a guideline

Zillow is for entertainment purposes only. It is not to gauge actual values of anything. It's a computer system, not a person. It doesn't adjust for anything.
