UPDATE:
so i called another bofa Rep and asked for the HARP 2.0 refi.
he gave me an offer.....
then i took that offer to my original bofa rep, and had him match it!
long story short, i got a 30 year fixed loan at 4.5% and ZERO points on a non-owner occupied condo that's 50k underwater!
i'm not sure if i could have gotten a better deal, but i think i'm pretty happy with that.

Beautiful. FWIW, you may have gotten a slightly better rate elsewhere, but then your closing costs would have been higher. Rates came back after Friday's unemployment report, but even then, I wouldn't let that bother me. Like you said, you are getting a rate far better than you hoped, with very little out of pocket. I'd say you have reason to celebrate.

Interest rates are not at the bottom yet. There is still a window to profit on current deflation. Home values are already going up in certain markets.. The markets are very strong. Businesses are buying capital goods like crazy. The retail markets follow usually in 8-9 months. Right now is the best time to buy just about anything. This once in a lifetime opportunity window will be closing soon.
I just finished a new 400,000 home, and the appraisals are coming in right on target. Look for new construction to start heating up in select markets. People need places to live, apartment rates are crazy, if you can find one. From where I sit, I think it will be a good year for home building. The real shortage is finding skilled labor , according to several builders I have been talking to. They are all busy here in the Northern Tier.
