Maybe you guys can help please.

I want to buy a home. However, in order to do so, the lender told me that I had to take my name off the deed to the house I am on. (To qualify for my DTI ratio). My current house is not underwater although we lost equity of course..I only put my name on it in case my boyfriend of 10 years died, so I would then have the home. No, I am not getting a divorce..just want to get a small home in my name..

So I go down to the courthouse today ready to do so take my name off the deed..and what do I find? That my name is also on the mortgage. Which is odd, because the past 6 years my boyfriend has been holding the note. I called AHMSI who then told me I was NOT on the mortgage at all. But in the interim, the mortgage has been sold to another lender. I printed out the "verification of mortgage" and im not on it. I pulled up my credit report and there is no liability of a mortgage showing.

The clerk told me I had to pay like $400 for doc stamps to get my name off the deed. But now Im not sure where I stand. wouldnt the banks have seen this when I got preapproved when they pulled up my credit report? That I had a $100,000. note hanging over my head?

Is this common practice to record this? Or should I believe AHMSI? that I am not on the note? Please anyone have advice I would appreciate it thank you

Default Found some info...


I googled "signed the mortgage but not the note"

it answered my questions by doing this now I gotta find out about paying that $400 doc stamp....gez

We do this all the time, put someone on title that is not on the note. You must be applying for a first time homeowner program to be going thru all of this.
