What is a good company to go with for a mortgage refi on a investment property? I've called NavFed and PenFed, they only have balloon loans.

Also, I'm looking to buy new construction. Should I buy first then refi the rental or the other way around?

Finally, are those online calculators "how much house can you afford accurate"?

I'm getting a big difference in how much I would qualify for by banks. One bank tells me high 300k, others mid 200ks etc. This are estimate figures with good credit scores of upper 700's. I'm looking at a VA loan at 3%

Instead of calling individual banks, call a mortgage broker who works with a ton of different banks. They will shop it around for you and give you the best option.

The calculators are very accurate, its just numbers. But what you, as an individual are approved for maybe completely different. Just remember, just because the bank will give you a 300k mortgage, doesn't mean you can afford it. The building could have a major repair, tenants could trash the place, etc and depending on your lifestyle, you may not have the money to fix it.

You very well could be approved for a 200k home or 300. It's not necessarily the price, rather what you can afford monthly with taxes, insurance and any other fees.
