Much needed help..

I dont know if Im being charged too much on some of these fees.. Oh dont mind the down payment amount shown.

First Time Home Buyer doing FHA loan 3.5% down on a $150,000.00 with mid 700's score

Should I shop around?

3.75% on an FHA with 2% origination is high based on what you have said. Today in NC you would be able to lock 60 days at 3.25% with no originaiton and a clsoing cost credit of 1.75%($2533.13) of your loan amount. 3.75% would get you a 3.3%($4776.75) credit towards closing costs. Rates do change by state but not that much.

Get a referral from a friend or coworker to a broker who can give you multiple options.

Wow, that looks like an early 2000s Broker GFE wherein you get your head ripped off with fake fees.

The top section is the big deal, for the most part, Title fees will be identical regardless of which lender you use.

I would be at:
$595 Processing
$995 Underwriting
$18 Credit Report (did they do multiple pulls or update an account?)
$12 Flood Cert.

BTW what state are you buying in?

And as of this posting I would offer a $2281 CREDIT to you with NO Origination Fee, at 3.75%

Or we could do 3.5% with a $762 credit.

I'm not the cheapest ***** on the block, and my experience and service level are well worth every penny. But that piece of toilet paper you posted is scary.

If in TX, then the $250 Atty fee in the top box is legit.....but not much else!

Shopped around for rates and so far been getting good estimates thanks to y'all!!

I have submitted some apps and will hear from them Monday morning.

I agree, that's really high.......shop it.

Are you in a position to lock? (It doesn't do you any good to shop if you aren't prepared to lock).

Posted GFE had a 04/19 closing so inside 60 days now and 45 middle of the week. Assuming that date is close this is a good time to be shopping.
