Going through the mortgage proccess now. 5% downpayment on conventional loan through Wells Fargo, PITA and Debt to Income both under 28%. Consistent, salaried income. Middle Credit score 765.
My mortgage broker said my problem is I don't have much of a credit history. My first credit card was opened 3 years ago. My second credit card was opened last summer. Never missed a payment on either. No negatives on credit report, but no other credit history.
My mortgage broker said I can use rent, utilities, cell phone etc. but my roomate pays the rent and utilities (I just pay him). The only regular payments I make are my monthly cell phone bill and a semi-annual check for my car insurance (never late).
Has anyone had issues with underwriters coming back looking for more documentation? Will this be enough?
