I have a credit score of 818, i am applying for a secondary home loan for a house in florida, my husband is not on the loan because he has horrible credit. My rent is affecting my debt-to-income ratio, its 46%. I live in NYC my rent is $2600. I am planning on living in Florida, but will obtain employment a few months after my move, therefore, I cannot apply for a primary residence loan. WHat do I do? My lender said that my high rent is affecting my application, plus the high taxes ($7200) on the potential property. I have no credit card debt. Can i Ask my landlord to decrease my rent paid on the rent verification form? Cn they approve a primary residence loan out of state if I do not have a job yet? I work in healthcare, and there a jobs in my field.

I am lost here....

Asking your LL to provide fraudulent info is a bad idea.

I would ask him to state my bi-weekly rent... so an so pays at leastl $1300 a month?

Do you have the job in Florida already? If not, you are making lots of assumption even in health care field. You are taking a big risk.

Not yet but I can hold on to my job until I find one.
I can work several days consecutively in NY until I find a job. Many of my co-worker schedule themselves that way in order to live out-of-state. Can I keep my NY job and apply for a primary residence loan with this scenario?

Many people are able to keep out of state jobs when they move. When they call to verify your employment, your HR person has to be able to tell them that you can still do the same job from wherever you are. If they can't/won't say that, you can't live in FL and work at that job and they won't count that income.

It's my first home.
I currently rent and WILL live permanently in Florida. No deceit here. My credit is excellent, credit card debt is zero. No student loan I paid for school in cash by working two jobs. No debt.
