My husband and myself inherited a home from his mother. There is a mortgage in her name only. She added us both to title before she passed. We removed her from title and we are the ones on title. I am trying to get a HELOC in my name only but the credit union is saying they would have to include the PITI in my debt to income ratio. The mortgage is not showing on my credit report or my husband's CR but we can't seem to get a small HELOC loan even with significant equity.

I guess you can think of it like rent, it doesn't show up on your credit report but needs to be calculated into your DTI. I take it, you and your husband can't qualify to refinance the 1st?
