Trying to get a breakdown of the charges. Supposedly reputable company chosen by realtor. But I've called twice, emailed, and can't get any response from the woman there handling this. Close in two weeks. Can I change Title company this late in the game?

Those numbers probably don't exist yet, at least not the final ones. You should be talking with your lender, not the Title company.

Your lender should have sent, within the Disclosures, an Itemization of Fees Sheet, along with the GFE, etc.

If you are a cash buyer, the Title company can estimate fees and provide an Estimated Settlement Statement.

Did you call twice and email today, on Good Friday, or have you been trying to reach them for several days?

Getting final numbers two weeks out is not realistic or if they are provided this early, some updating would be required. The law says you have the right to review your HUD 24 hours (one day, not 3 business days in business hours) in advance of closing.

If it's the preliminary HUD you are looking for, ask your lender if they participate in SMART GFE (title company fees that interface with lender programs) and see if your title company fees were obtained for your estimate. Also, most title companies now have a closing cost calculators on their website. If you combine this with your lender's fees, you have an accurate idea.

At this time preliminary numbers are the only figures available. The elusive bottom-line has more hoops to get through.
