My processor sent out an email to all parties involved stating my loan had been approved and they were ordering the appraisal today! Moments later she sent me an emailing with a list of conditons she needed in order to get my loan cleared for closing. I have since sent in all requested documents ( bank statements, home insurance info, proof of downpayment clearing from my acct, etc).... Is this normal in obtaining a loan? Is there a good chance ill be able to close on the loan (closing is 20 days away)? Is this considered underwritting aprroval with conditions?

Where is your loan in the food chain? Has it been to USDA for underwriting or just the lender's underwriter? The file only goes to USDA once. The lending underwriter usually reviews before submission or the file is submitted to bother lender UW and USDA UW at the same time. Find out what the process is (ask, "what is the complete process? - please tell me the exact places my file still has yet to travel") And know where you are in that process. Your lender is not communicating.

Thanks for your response. My lender sent me a timeline i just went through final underwritten approval. Six steps left order appraisal/ schedule appraisal/ receive appraisal /final conditions sent to underwriter /cleared to close /schedule closing....
