I understand many mortgage loan companies will not mess with loans for $60,000. or less. They say that there is not enough money to be made from doing the loan. If that is the case where do I go for a mortgage of $60,000.

I've heard that Wells Fargo will go as low as 50k. You might want to check with your local credit union as far as better rates and service.

I've heard of some banks offering a HELOC for purchase that can be used in 1st lien position.
