Hi everyone - just a quick question -

We had a couple of lates on our mortgage. Actually - it was one 90 day We have gotten back on track and would now like to sell our house and relocate. How long do we need to wait before we can qualify for another?

with FHA 12months from the last late...they may do it earlier if you have compensating factors (high credit score, large down payment, a few months of reserves)

Conventional - it will be the same...but they're tougher

do they consider why there were lates at all?

yes with a letter of explanation...serious medical reasons can really help

Well, thank goodness we didn't have any health issues. I was out of work for a while and things caught up with us. I'm back to work now, and everything is back straight, but this is all very recent. Thanks for the advice!
