Hi

we applied for a mortgage today on 95% LTV for a mortgage. our credit was looking good, mortgage scored were 729, 754 and 630.

The 630 was because i just found out that i had put my student loan on auto pay for only one year and that expired...as a result and because i dont get paper statements, i completely missed it and it got reported 60 days late...now its only reporting on one of the bureaus and the others dont report it....

my DTI and cash to close look good.

what are my chances of being denied because of this ONE over sight?
please advise-I am so nervous.

You are going to have to explain it so be prepared to write a letter on it. They will use that 729 so you should be fine.

I would not create a problem where there does not appear to be one. Just give them what they ask for not more.

They saw your numbers and preapproved you so don't sweat it.

agree, sit tight, that is why there are 3 scores. When it comes time for the letter, address it "to whom it may concern" and put down exactly what you said......your student loan was a paperless account and you did not know it was delinquent until it reached 60 days, when they contacted you. As soon as they did, you immediately brought it current and have made arrangements for automatic payments so this never happens again. You value your good credit and can assure any creditor, future or present, that your debts have priority over all other expenses........blah, blah, blah. check and done.
