When looking for a home how do you find out the taxes for it?
Sometimes I see it listed around tax assessment
And other times I see it when doing the mortgage calculator(which happens to be lower).
Which one do I trust?

Go to the county's website. There's usually public access to the tax records through the assessor's department. Most websites have a lookup tool where you input the property address and it will pull up the records. You might have to poke around a little, but you should be able to find it.

The mortgage calculator ones are not accurate. At most if they are on a real estate site it will calculate monthly what the previous owner was paying which can be a lot less than you depending on your purchase price. I know they are really bad with the home insurance calculations saying something like $20 a month when in my area it's at least $100 a month because of hurricanes.

You can check those records on the county tax assessments. some states and towns have very easy to find info just by an address, other places not so much. I know in my area when you see the total it's not counting the amount for trash collection and a few other things and I think it's called non-ad valorem ( not depending on the home price) which makes it a few more hundred a year for me than it shows.

Not only are the mortgage calculators wrong, so are taxes listed in the mls. Properties are typically assessed the 1st quarter of the year and typically move in the same direction as market values. Lenders don't get the final tax figure until the title binder comes in with current taxes. On average, this is 10 days prior to closing, and the most up to date info. I can't tell you how many title binders come in with increased taxes, they can and will stop a closing from moving forward if a substantial increase.You get into some of those states in the NE part of the country, or the west coast can be particularly nasty.
