If he pays off his credit card in full he doesn't have a $1000 a month credit card payment as is counted in debt to income ratio. We charge everything on our cards but pay off in full and our bank only counted maybe $100 as monthly debt.

Can you refinance the mortgage?
It is a small balance, and the payment would be much lower on such a small loan. Help with your Debt To Income ratio.
With only two months left, your car payment should be ignored in DTI already.

And, yes, you need to talk to a real service-oriented lender who will sit with you and provide various scenarios and options. It seems that none of the above tweaking should be necessary.
