Could this mean they have a reverse mortgage?

It could. You should call your parents more often!

Not my parents and it's obviously something they don't want their kids to know about since they haven't told them and this happened 2 years ago.

It sounds snoopy to me. If your friend is genuinely concerned about his/her parents' financial future and their understanding of the reverse mortgage process, s/he should call them and ask. It'll be pretty awkward, because they'll have to explain looking up the parents' home in the first place, but you get what you ask for.

If your friend is just worried about not getting his/her inheritance, this falls into the MYOB category.

Could they have also retitled the home in some way as part of setting up a trust or similar and that triggered a 'sold' date on Zillow? I wouldn't trust Zillow without carefully vetting where it retrieved it's info. Sometimes you can drill down for the source, sometimes the links for the source info are junk.

It could be an error on Zillow's part. I would check county records to see who the owner is. I have no idea how a reverse mortgage would show who the owner is though.

It's not snoopy, you want to see what the value of the house you grew up in was, and you drill down on sales history and see a sale in a 2008 when they've been in the house since 1980.

I've checked the value of every place I've ever lived and every neighbor I've ever had and half the people in my current neighborhood. If that's "snoopy" so be it.
