I inherited a home currently months behind on a high interest mortgage and i would like to get the refinance ASAP but i've read some stories about people waiting months and i'm a little worried

Does anyone have experience with refi that took just a few weeks?
Is there any company that can guarantee to close in a few weeks?
What can i do to ensure the process goes smoothly?

Info:
Brooklyn,ny, my first mortgage, will be primary home
Home worth about $1.2m payoff is 200K
Credit score:700+ i make $35k yr.
I'm using a co-signer with 800+ credit score $100k+ yr.
What steps can i take to speed up the process?

Use a smaller, local lender or credit union. Don't use a large national bank or call center based mortgage company. Call and ask what their turn times are on refinances. Purchases usually take precedence over refi's as there are contract deadlines to meet. A quick refi would be 30-45 days.

Shouldn’t the original loan been taken care of in probate before title passed to you?

How much are the property taxes on a $1.2 million house in Brooklyn? With an income of $35K, you should give serious consideration to selling it and buying something in a lower price range.
