I've been interested in a foreclosure, I can clearly see the a/c compressor unit outside is missing, I don't know if the air handler/electric furnace is intact. If I bought the house I would replace the whole system, it's not a big deal to me. But, I know with some types of mortgages not having a working central heating system disqualifies it for financing. Is this true for all lenders or if I get a conventional mortgage? I live in Florida.
You couldn't do FHA financing, unless it was working. Some conventional lenders require that the a/c work, if it's there. And, depending on where in Florida, you may also need a permanent heat source.
Talk to agent/seller and see if its available first. If it is, can you just fix it for now then replace for a new unit later? Will you have the property inspected?
In FL you would not be able to close because you would have to pass a four-point inspection to get insurance (which includes HVAC). Lender won't let you close without HOI binder.
