I am trying to help my bother out. He has a home that has a first and second mortgage on it. He is VERY behind on both of them...he never even paid ONE payment on his second in almost 2 years. Well the 2nd mortgage company wrote the loan off but the 1st is still there (very close to foreclosing). He is trying to do a short sale but we can't seem to figure out how to get the 2nd mortgage off of the title.
so he took a second mortgae out and hasnt made a single payment ?
Help him out by teaching him responsibility and to honour his agreements, its people who just walk away who run up costs which are passed on to good honest payers.
Believe me I know...I have been a mortgage processor for 11 years and in fact I helped him get his mortgage. But in his defensive (a little) a month after moving into the home his wife was told that she had MS and she ended up quiting her job and my brother who is in contruction lost most of his work and things just got REALLY bad for them. They didn't handle it correctly but they have not handled MUCH since that time.
Lacie, I'd go to my local public library and ask the reference librarians if they can point you to some local services and resources: I was a librarian, and we often did this for folks who needed help with taxes, debt, anything (librarians can't give advice, but we can refer you to someone who can).
Many localities have a free advice centre for folks who need debt counselling, and they may be able to help with that second mortgage issue: hopefully it will only be a matter of writing letters or contacting the right people. Try your local yellow pages, or ask your library. It can't hurt!
Here's another thought (because we have disability in our own family)---
Check in with any local MS charities or helplines, and general disability associations; again, you can find them in the yellow pages or through the library. Many charities offer emergency funds, advice, assistance, or at least some friendly support during these challenges, or, like the library, can refer you to some help.
