My wife and I just signed the papers to buy our condo and everything was going great then the seller decides that she doesn't want to sell any more ? She claims that she wasn't coherant when she signed the papers but she is her own power of attourney. Can she breach her contract and not sell, does she have any legal rights ? Any responds on this issue would be greatly appriated ! Thanks

Technically you could bring suit for "specific performance" against her. The process is generally not too complicated, and what happens more often is that the court will not FORCE her to sell, but will enter a judgement against HER TITLE so that when (if??) she ever decides to sell to anyone you would get compensated.

Depending on how much you have actually spent to get to the this point (loan application fees, inspection fees, legal fees, et cetera) it MIGHT make sense to talk to an attorney about going this route.
