I know I got a little hot and heavy in this thread over in the Real Estate forum.
I'm curious about what the Mortgage guys have to say about a $1,000 payment for bringing a buyer to an unlicensed private party after closing in Arizona.

Is that a commission?
Does it require disclosure on the HUD1?

If it is a personal friend and all I would do it. I dont see it as commission. I see it as a finders fee you gave a friend for helping out. Or a GIFT to a friend to show your appreciation for their help.

What is your affiliation in the real estate or financial services/mortgage industry?
