I am trying to close my escrow in Santa Clara, however there are some things I am confused on the charges on the escrow paper works.

Here are my charges partially:

Title Charges
02-ALTA Homeowner's 1-4 Res. for $250,000.00 |990.00 Debits
14-ALTA Loan Policy - 2006 for $152,625.00 |350.00 Debits
100-06 Restrictions, Encroachments & Minerals/ ALTA -L N/A
116-06 Designation of Improvements, Address/ALTA -L N/A
ALTA Form 8.1-06 Envir Prot. Lien $25.00 N/A
ALTA Form 4-06 - Condominium N/A
Endorsement Fee(s) |25.00 Debits
Aggregate Recording Charges |87.00 Debits

Doc Pre Fees to Fidelity National Title |150.00 Debits
Outside Courier / Special Messenger |65.00 Debits
Notary Fees |125.00 Debits
E-Mail Doc Fee |75.00 Debits

Insurance Agent for Est HOA Certification Fee |100.00 Debits

On my contract here are part conditions:

SELLER Shall Pay Escrow Fee - Seller's Choice

Buyer Shall Pay for Owner's Title Insurnace Policy Specified in Paragraph 12E. Owner Title Policy to Be Issued by Seller Choice.


SELLER Shall pay HOA Document Preparation Fees


Here are my questions.

1. Is ESCROW Charges Same as ESCROW FEE? If it is, I should have the seller pay for it?

2. AM I suppose to get pay $990.00 Title Insurance or Seller Pay?

3. From the 02-ALTA Homeowner $990.00 I am not sure which one it covers. http://fntimages.fnistools.com/image..._Homeowner.pdf

Is it ALTA Residential or ALTA Homeowners? This purchase is a condo.

4. For the Insurnace Agent for est HOA Certificate Fee - is SELLER suppose to pay for it according the above contract agreement?

5. If I am confused on a cost on the Buyer Estimated Closing Statement. Can I ask the Escrow Officer to Provide a Break down / Itemized Pricing on items, such as the $990.00 ALTA Homowner Policy?

Thanks for helping... THis is a last minute thing for me.
Last week when I went to signing, ESCROW Officer left us sitting in dust. Notary person left in 1 hr to somewhere else. Escrow Officer was not there to explain. My realestate agent went on Vacation. Only my lender was there which did not help there much.

Went to ESCROW Signing in NYE... hopefully I have time to adjust all this problem. In addition, if I dont close soon, property will go foreclose in a few days...
