Closed today, both parties signed the necessary documents. Lender missed the cut off time for loan funding, he told me a lot of loans were submitted today. This is for USDA in San Antonio, TX.

If I keep searching on the Bexar country property database (it still shows the sellers name), when I do see our name is that when we get the keys? - is this the same as the loan funded and wired has cleared?? I'm really anxious. Time Warner will be coming tomorrow at 11 to setup the internet and we already have the rented uhaul truck READY TO MOVE!!!

You didn't ask for keys at the closing?

Where I come from (and my previous state as well), the property database could take months to be updated. This has nothing to do with you getting your keys or the loan being funded. You probably won't see it change for a while unless Texas is different.

If you had a realtor, he or she, and the title company or attorney should be able to tell you when they expect it to be funded and have whoever represented you keep on them until you get your keys. I have always gotten my keys whether the funds went through or not.

this happened to me on a closing back in 1999, but my Realtor told them were not going to back track 30 miles (closing was up north) to retrieve the keys when all cleared... so he told them to give him the keys and He would hold them till he heard from them, and he would then give them to me, lol....
And they went along with his plan, when we left the closing and I got in my realtors car, he drove off the lot and tossed me the keys and said have fun, done n done .....

Yeah, the county database shouldn't have anything to do with your loan and getting the keys. Our tax assessor takes weeks to update. You'll only drive yourself crazy if you keep looking at it.

I've never had a lender miss a deadline. Sounds really weird.

we signed at 10am, and i see no reason for the lender to not fund the loan by the afternoon! despite him telling me a lot of loans had to get funded and they missed the cut off time for ours! So I guess I will have to wait and see tomorrow morning. Agent on the other hand says "I just have to have the title company call me" (First American Title) also he adds " I'm not sure where the source of the problem lies" ****ing douchebag.

Am I able to contact my county office to as if the deed to the sale of the house has been recorded, or only RE folks have access to this as well as the title company? Or should i contact the title company themselves???

At this point you haven't really closed so the county won't have anything yet.

Your agent should be on top of all this for you. You should not have to call anyone.
