What is general the best way to apply for a mortgage? We're in the process of trying to refinance our home and it seems like the rates on company's webpage is lower then when you speak to a Loan Officer. There appears to be alot of Bait and Switch going on. Frustrating!

Any input would be appreciated. Thanks.

Find a good mortgage broker in your area. Ask relatives and friends for a referral.

I agree on the bait and switch.

Definitely get a referral from a trusted source as the best way to select someone to work with.

Just to put you in a better frame of mind going into this process let's not forget that web pages are nothing more than ads. If you saw the rate on TV you wouldn't automatically assume you qualify and its no different on the internet. Be cautious and protect your interests, but if you select the right person it should be a pleasuarable experience.

Research rates as well. Don't call a Loan officer expecting to get 3.5% fixed on a 30 year note. I have nightmares about that.

There are too many variables to post accurate rates online. Consider the rates you see examples for the best borrowers. Your rate may be higher due to credit score under 740, loan to value, is it a cash out refi, is it a condo, etc.
