I thank any local real estate market experts in advance for their advice.

According to forum rules links aren't allowed, but the property I have questions about is 229 Midden Ln Pawleys Island.

1. Where would you value this property?

2. Are there many young families in the neighborhood?

This property is in Prince George "Oceanside". I am not a real estate expert and do not have open access to this community, but I have been in there on occasion. Houses/properties in this community range into the multi-million dollar range. There are not many children in the area, heck, there aren't many houses in the area! Your next door neighbor would be a few acres away besides the deer & feral hogs.

You had asked about the private schools in the area in another post...

Low Country Day School is the largest, but still only a couple of hundred or so kids attend. It is a K3-12 grade school. Tuition runs close to $9,000 a year plus they depend heavily on donations. Never heard any complaints about the education, but I do know some parents do switch kids to the public school for extracurricular activities.

Pawleys Island Christian Academy is a smaller faith based school which is K3-8th grade. I know very little about this school other than where it is.

Pawleys Island Montessori School is a K-6 grade school geared with the Montessori style of learning. It has been in the news recently since they are trying to become a charter school within the Georgetown District.

I also know some families that send their kids to Saint Michael's Parochial School in Garden City for a Catholic Education.

All of these would be considered upscale schools with upper class clientele. However, I am not convinced that they justify the cost. The public schools in Pawleys Island are always rated among the best in the state. Just my opinion.

How would you compare the area I'm looking at in Pawleys Island to the Grande Dunes?

Are there more retirees in one area vs the other? More young families?

I am only vaguely familiar with Grande Dunes, but I would say that Prince George is nothing like I have ever been to along the Grand Strand. It is still very undeveloped and the houses are much more spread out. Not sure about the retirees aspect, but to put it bluntly... the people I know who own property in Prince George are filthy rich. Maseratis, entertainment & sound rooms bigger than some houses, private beach. Debourdieu may be a better fit, more a nice mixture of families & retirees and still very upscale. The community is made of white collar professionals, doctors lawyers, etc. The biggest drawback for me is the distance to shopping which is about 7 miles to Pawleys Island & 6 miles to Georgetown.
