I'm considering buying a vacation home in The Grande Dunes of Myrtle Beach. I looked there 2 years ago and since the real estate bubble bursted theri are some great deals... I'm finding 7,000+sf homes for less than $2.5M
Are most people in the neighborhood "locals" or just vacationers like myself. I'm from NY and Scottsdale, AZ

I think it is a pretty good mix over there. There has been MAJOR construction at the Dunes over the last few years so that is probably the cause of the price spike. I would say for the most part there are locals that live there with the occasion tourist who has a summer home.

It's close to a 50% split. Many folks who own in the Grande Dunes are second, third and fourth homeowners... from what I've been told.
There are a lot of homes there now which were built as specs that can be bought for a song.. comparatively speaking. The Grande Dunes still has a lot of room to grow so the neighborhood will grow around you if you buy now. Certainly can't be a bad thing, IMO.

Prices have fallen a lot and in my opinion have more to go... But compared to other areas of the Country these 5,000 plus SF homes are bargains near the ocean at less than $3M. In Palm Beach, FL the price would well over $20 million and the same with the Hamptons. Even here in Scottsdale (where I reside now) these would be $10 million plus homes.
I love Myrtle Beach. The only downside is the complete lacking of "true fine dining", 5-star resorts, and real shopping such as Saks, Barney's, Brioni, etc.
If those were developed it would attract more sophisticated tourists to really liven up the economy...

Fine dining
Just curious, would you consider Ruths Chris Steakhouse and P.F. Changs to be fine dining? As you are probably aware, both will be opening soon . Ruths will be at the Grande Dunes Marina and P.F. Changs at the Market Commons
Also you are I assume, aware of some of the new more upscale stores in the new Market Common.
As for me Cheeseburger in Paradise will have to do.

Ruth's Chris is a great place.. However, PF Changs is just another chain found in every city nationwide...

Upscale market
It would be nice if more "big city" art, music and theater would be attracted to the area. The family market loves MB and all the beach stores, fireworks shops, miniature golf and now another amusement park. I wonder if this formula will ever gets old and lose its appeal.
Perhaps places like Grande Dunes will start the process. Places like Scottsdale and even Sarasota have dynamic economies because people can live there year around and find culture, sports and entertainment as well as climate and a beach.

I love the Grand Dunes area. When we visit MB we always stay at the Marriott there. My favorite place to eat which is more NMB is Cagney's. (sp)

Cagneys is in MB.. ;-)
NMB doesn't technically begin until you get to Barefoot Landing.
That's the part I dislike the most about living here.. confusion between NMB and MB...
