Have been working with a realtor as a buyer. Noticed a listing on zillow which is above our price point and saw the house this weekend at an open house. Love it. Any obligation/advantage to getting our realtor involved?

It's more than an ethical and moral issue. How much time has the realtor you have been working with put in? If it's minimal, I don't think you are overly obligated. If he has spent a lot of time helping you, I would not stiff him. Has he/she done a good job for you so far? Does he/she seem to know all the ins and outs of Florida real estate?

The seller pays the real estate commission anyway.

Your realtor may be able to help negotiate price as a buyer's realtor. If you make an offer to the listing agent, you may not end up getting the best price. Let your realtor do the price negotiating and represent your interests to keep personal emotions out of the deal.

Having a good realtor represent you gives you access to his/her knowledge, dealing with the myriad of complicated issues of real estate transactions, home inspections, legal matters etc.

If you have bought and sold real estate before and know the ins and outs, maybe you can represent your self, but I like having a good realtor working for me.

Last house we sold was a nightmare, without good realtors on both sides, it could have been even worse.

You never know who you are dealing with. I'll take all the professional help I can get.

Did you advise the listing realtor when you viewed the Open House that you already had representation as a buyer ?
Did you tell your Realtor that you were going to see this house on your own ?

The advantage to getting your realtor involved has been pointed out in post # 2.
It makes me wonder why you would have to ask a question like that if you don't know the value of what your agent can do for you .

We used a realtor and looked at many houses and found nothing. We saw a listing we liked for 525k and she recommended we offer 505k and we would get it for 515k. We decided not to and the house is currently listed at 450k. If you have spent a lot of time looking, you owe it to your current realtor to involve them in the process. If you buy it from the agent at the open house you will not have someone on your side.

Have no contract with realtor. Have spent a total of 5 hours with her over 2 days. Open house was FSBO.

Tough call. Realtor would want money from someone, most likely you since the FSBO folks decided to go the route of no realtor.

You can do research and hope you can find comparables to make a reasonable offer. Get a home inspection and a good real estate attorney.

A good realtor with access to all the MLS info would be helpful in knowing what the current market is and what the house might be worth.

Lots can go wrong. What's peace of mind worth?
