We are planning to relocate from NJ to Florida. Currently looking at Golden Gate Estates area of Naples (Collier County).

We are trying to figure out approximate cost of homeowners insurance, hurricane insurance, flood insurance and something about wind insurance. We plan to buy a 3 bedroom, 2 bath rancher on 2+ acres for 70 - 80K. Does a in-ground pool make a difference in price of insurance? What about flood zone ratings? Is GGE all the same flood risk or does it change?

If you are a home owner in Golden Gate Estates and would like to share your knowledge in this area, we would really appreciate it.

I pay $4200 for my 3000 sq ft total area home. No pool. I don't know if it makes a difference.

Wind, homeowners, and hurricaine are in the same policy. There is a separate deductible for hurricaine damage and it is huge-mine is almost $8,000.

I do not have flood insurance, which is a separate policy. Someone in FEMA or somewhere is trying to get this area designated as a different flood zone so flood insurance will be required. It is a huge controversey that has been brewing for a few years.

GGE is HUGE and is in different flood zones. FEMA Map Service Center -

RMD3819 ~ Thanks for your help. Does $4,200 also include property tax? From what I understand property tax is low there compared to NJ, but homeowners is more. Where I currently live I do not need hurricane, flood or wind protection. From what I have seen online of GGE, I love it! Just concerned about the other expenses!

This thread has been very helpful to me. I also am seriously considering Golden Gates Estates or Naples Park. The pending new regulations are deeply concerning. Can one build up the land to mitigate the need for such high insurance premiums.

Maybe. I have heard that if your property meets certain elevation requirements you can get an exemption. You need to hire a surveyor.

We are only talking about flood insurance which is different than homeowners insurance.

No. You must build above flood elevations anyway, but the flood i9nsurance requirement is based on the zone you're in. Try the County's web site at colliergov.net for finding your zone.
