Hello, we are planning to buy a house in Naples, second house. We looked at Avellino-Vineyards and we all in our family loved it. But since we are not from there, we spoke with some other owners who said that fees are very expensive and that there are more than 20 new units (80 in total in Vineyards) that are not yet sold for a long time (now). Is anybody there who has ideas, comments or experience buying in Naples? I will truly appreciate it. We are concern (yes, fees are expensive) of not renting the house or that our rental at some point will be in too much competition with people who can afford buying one of the othe units that it seems that at some point they will need to reduce the price. Thanks a lot for your insights!!

A bit vague in terms of the OP's interests:
Does OP want golf, or 'bundled' golf, no golf but 'lakes', condo/coach home or single house, rent or buy, (couldn't tell from your post).

Fees in almost any/every HOA or COA are impossible to avoid, and they can range from reasonable to quite high.

# or % of foreclosures in any community may also be of interest.

Naples 'area'/Collier County is very large in size and has, imo, housing for nearly any budget from accessible/fire sale, to big 7 digits. But be aware of any community's financials, which should be public to buyer before getting close to offer.

GOOG's 'Naples Real Estate' and you will have hours to pour through stuff, see map links to get idea of 'where', etc.

Like moving to/buying a 2nd home anywhere in the country, I would suggest a few trips down, lots of looking and as tmozer suggested hooking up with a couple of RE agents, who really know their stuff.

And, some more specific wants & needs from the OP may be of help in responses here...

There is a lot of housing here in Naples. I would spend a week or more looking around to determine availability in your price range. Prices are the lowest they've been since 2006 and they're still declining although at a slower pace. Good Luck.

I've been in Naples since 76''. My job requires me to be in many of the gated communities, so I've seen it all. Personally, I would not choose Vineyards because of the location. There's nothing out there except for being close to the interstate, which I don't think ups the value of the real estate. I certainly would rule out anything further east and would rule out anything to the south side of Naples. It all depends on your budget, lifestyle and what you expect to get for your dollar. I would try to stay east of 41 for taxes and insurance, but not as far out as I75. There are some nice communities north of Pine Ridge Road off of Goodlette Road. And there is better shopping closer...Waterside, Whole Foods, SuperPublix. If I were looking for a gated community in Naples, that's the area I would target. East of 41, but west of Airport to the north side of town. If I were looking for a family home, different story.
