Hi all, I was just reviewing my homeowners policy and had a few questions.

The good, I switched from Safeco to Tower Hill a few years ago. My premium went from $5,200/yr down to 2,800.

The bad, it's still $2,800.

I know it depends greatly on your location, age of construction, wind mitigation, and a bunch of other stuff so here's the basic info on the house.

-4/3 in Lakewood (off of Davis Blvd)
-Hip style roof
-16x34' rear lanai that has a flat pan metal roof
-House was built in 1976 and has had no upgrades for the wind mitigation deal
-It probaly has a resale value in the $300K range if I had to guess

The $2,800 dollars is just the homeowners and does not include fire.

How does this policy compare? I know that it as also dependent on replacement value and our belongings inside. I still can't help but to think I'm getting fleeced.

Your thoughts?

From a ballpark perspective, I think your price is about 'normal', or not ripoff...
The house build year is a problem, as are the no wind mit updates, etc.

You can call/email the long list of agents in Collier County and you might save a few bucks, but it may be a task without a satisfactory resolve.

You can also shave some items on your policy in terms of deductible(s), replacement value bs, etc.

Fwiw, give this agent a call for comparo purposes: we had him and his underwriting for 9 years on your Naples seasonal winter house:
Troy Baker - Allstate - Homeowners & Auto Insurance - Marco Island, FL
And, they write throughout the state of FL...

Square biz, very knowledgeable, if they can't help you they will not string you along, etc. No dog in the fight: they were simply first class for our Naples winter joint.

Thanks David. I guess I'm having another bout of being unhappy paying for something that I don't want (and don't want to use).

It would probably be ideal if I would get my house to meet the wind mit standards, then I might have a better argument, huh?

You might consider shutters or panels for your windows (and doors, as applicable) that meet county codes, if you don't have them. Those are considered a mitigation item and could qualify you for more of a discount.

You say your insurance covers homeowner's but not fire? I thought fire was included in homeowners' insurance. What's not included is flood damage. I'm assuming your insurance also includes windstorm damage, although likely you have a separate, increased deductible for that.
