We are still looking for a single family home. Now considering Valencia Country Club or Waterways. We know they are a bit of a drive but that does not bother us. Does anyone have any thoughts or experience with either of these 2 communities?

Have chased the ball several times at Valencia...nice track, reasonable fees, etc.

My observation as I rode around the track looking at the homes is: quite an eclectic variety of houses, with some very good looking houses and some that looked like barracks. Landscaping around the homes, (viewable from golf course), ranged from well done to grass right up to the foundation with zero plantings. Many tile roofs have not seen a power washer since they were built, while some homes were well done and 'kept up'.

I would guess that there isn't an HOA or if there is, they have a very 'independent' approach...not an HOA rules supporter, but some impetus is often well directed vs everyone gets to do/not do their thing...or not do anything.

All anecdotal, and simply from a cursory view a dozen times. I don't know anyone that lives there, so simply observations. Location is fine, as a bit 'out' beats living on Immokalee for some.
GL, mD

Victoria Park is a great community in North Naples, Fantastic location, with a wonderful friendly feel, the homes and lots are normally slightly larger than most newer community. The HOA's/Fees are one of the lowest in Naples.
Berkshire Lakes may also work for you it's a nice community with a lovely neighborhood feel, the HOA'S are $240 a year, you have a small clubhouse with pool and some really nice large lakes with a bike and walking path. It's a very clean and well looked after neighborhood. With 5 Ave and the beaches being about 5 miles away.
