Hello,
My husband is considering a job offer in Naples Fl.... we will be flying in from our home (Long Island NY) for the first time to do the “can we live here” tour. I have read many threads pros and cons about the area. We had been looking and interviewing on the East Coast but thought we might like this better. We have a married daughter who live in south Fl. I am seeking information about known flood areas. We ideally would like a non flood area single family home without mandatory country club buy ins, low HOAor no HOA ., also no 55 plus communities. We would like to keep the total price under $550,000.
Any info would be useful to help plan this first trip.

Hi, as someone who just moved from LI there are plenty of properties not in a flood zone, and many that aren't HOA. Where will he be working? Traffic compared to LI isn't an issue except during season, where 41 gets busy with snowbirds.

A lot depends whether or not you want a SFH in a community or not. If not, then many are looking into Golden Gate Estates where you will easily find homes under $550K. If you want to live in a community, then there are a number that have low HOA fees.

The good news is that when you come it'll be in the "hot and muggy" season, so if you feel you can tolerate it you'll find winter a breeze...especially after this past February.

Are you moving from Nassau or Suffolk?

Thanks for the quick answer...
My husband is a psychiatrist and will be working at a mental health hospital there. We live in Nassau on the bay... we were lucky we didn’t flood with Sandy but the cost of FEMA is about to skyrocket and we just don’t want to deal with it…If we can find something in a nice area without a HOA community thing we are fine with that. When we looked on the east coast those types of areas were hard to find in our price range…we could find many in low undesirable areas but I am sure you understand that.

We live in Riverstone and like it a lot.

There are many posts on this site regarding FEMA flood zones. Collier County's website has plenty of info too. Invest a good 10-15 minutes and you can teach yourself pretty readily. I learned the home I was buying was not zoned for flooding in under 10 minutes with a good old Google search. �� Good luck.

Also, the flood map may show a whole community to be in a flood zone but because they raise the houses with fill they'll get exceptions - often a blanket exception for the whole street / community. For new construction these days that's typical.

Anyone have an idea what insurance for a house in a "AH" flood zone costs?

Contact your insurance agent to be sure but I'd say in the $2,400-$3,000 range for maximum coverage.

Acorn Way, 34119 Black Bear Ridge...should fit your criteria completely.
No flood ins req.
Gated. Low hoa, new, underground utilities, GREAT Naples location...
A few houses are presently avail there.
