Thinking of moving to Naples fl. Looked Ave Maria and they look to be outside the flood zone. What about golden gate or rural estates, what should I expect in flood insurance, please state monthly or yearly cost you are listing and if you are outside zone x and if you did a LOMA. Thank you for giving me some advise. I am in Ohio now.

Be careful with Ave Maria. Whether they are outside the flood zone or not I don't know, but they were sprayed more than 30 times via airplane for mosquito control in 2015. They have a massive mosquito problem and the pesticides that are sprayed can be potentially unhealthy for some populations.

Flood insurance is not that bad the only thing is every year the maps continue to change but if your out in the estates or Ave Maria the cost should be very little.

Look at property that has a lot of pine trees. They will normally survive about the flood plane. That's what I looked for in the rural estates and it worked out for me.
Also if you carry mortgage insurance, the lender can require you to carry flood insurance whether you are in a flood plane or not. After our mortgage was sold to another insurance carrier, the new carrier wanted us to carry flood insurance ( Chase ), but a letter from the county to the carrier cleared everything up.

We live in the Estates. No flood insurance required. Look at the official flood maps on the county web site. You need to zoom in very closely and you will see most every structure is designated "zone X". No flood insurance required. As you drive through the area, you will notice most homes are raised well above the natural elevation of the property. This is done intentionally to raise the structure above the flood plain. If this is not obvious, you need to investigate further while doing your due diligence.

Try this: Collier County FEMA DFIRM Viewer

I used the address for the church which is; 5068 Annunciation Cir

Be sure to select Ave Maria in the city/town section. As you will see, most of it is considered "X"

*You will need to input the addy, city/town and zoom the map so your browser will allow you to see the area and it's zoning.

you can ask for a LOMA when doing a survey, for a few hundred bucks you can find out if the flood map can be adjusted based on the current fema map. If you the area directly around your home is high enough it will not need flood insurance.

This saves my clients thousands by doing a simple add on to their already purchased survey.
