Looking at property in the Naples 500 block location. A lot of the older homes do not require an HOA fee. However, some of the homes are close to the beach. Just wondering if the older homes in the area are prone to flooding/excessive damage when a hurricane strikes? Please share your experiences if you have a home or know of someone who lives in that location. Is the house insurance very expensive because of the proximity to the beach?

You need to look at the new flood maps. You may have extremely high flood insurance or home insurance premiums to look at. Being older homes, it depends whether they have been upgraded to meet the new codes. Maybe the owner has a wind mitigation report. It will be necessary for getting a decent rate.

I grew up on the 500 block of 97th from the early 80's till 2002. Didn't flood hardly at all. 103rd between the 600 and 700 did. Each street was different as far as flooding went. Unless we had absolutely torrential rainfall for days on end I don't really recall horrific flooding. They've since redone the ditches for a lot of the blocks and helped with drainage. Years and years ago believe it or not Naples park actually had a canal going through it on the lower streets that really helped. Thats since been filled in.

I have friends who live around there, and they have had some issues with flooding when storms get really bad. Here is a flood map - if you have an address, you can look up exactly where it lies within the flood zone. Unfortunately most places close to the beach tend to gather more water. Also, look for the elevation of the home, if it's above 13 feet you should be ok. It might flood around you but not up into your home. Just something to consider. Collier County FEMA DFIRM Viewer
