We purchased a new unit at Riverstone in Naples as an investment property.
After much research and speaking with many agencies. I found Mike Zecchino at Mike Z Rentals, LLC Serving Owners and Tenants in Cape Coral, FL and Naples Florida Real Estate Provided By the Mike Z Team Offering Access to Naples Homes for Sale. He was able to find a tenant for my unfurnished 2BR/Den, 2BA 2081sf unit in less than 1 month.

Very professional and spent the time to walk me through the rental process and leases.
I have rental properties in the NYC area but each state has different rental rules.
Mike informed me of the FL lease regulations.
We are from CT and look to retire in Naples in 10 years or so.
Since we are not local, Mike handled the showing of the unit to prospective tenants and performing credit and background checks. He also had the listing on his website and all of the local mls, trulia and zillow sites.

JT Chow:

I appreciate the referral. We have rented out our Naples condo to snowbirds through VRBO for the past 6-7 years. We are local and already are very versed in the rental process and regulations. What I am looking for is a place to find renters. I was hoping that the local realtors would find a renter for us and then either the renter or I would pay a fee to the realtor.

Unfortunately, from what I am experiencing, most realtors want a big percent of the yearly rent to "manage" the condo. I don't need that.

Thanks again!

bbtondo,

FYI, Mike secured a tenant for us with only a 1 month fee, no management fees or renewal fees.
Yes other agencies would only list with management fees and if the tenant renewed their lease with me they would also collect a fee on the renewal. This was crazy.

Regards,

John
