Good grief....looking on Zillow...there's a ton of red dots (houses for sale) all over GGE
...everything from new construction to foreclosures

I think it's because of the pythons, squallies and skunk apes!

Seriously, I'd attribute at least part of it to folks putting their houses on the market because they want to move over the summer when the kids are out of school.

Or this season was the last straw.....

It is the spring buying season so more houses for sale is good. You don't want limited supply as that tends to firm up prices and stop you from finding a deal.

I think GGE is a great location for a certain type of person that values privacy and land. The trade off is being up to 45 minutes away from beaches and major shopping and entertainment. Since Naples is a retiree market, most retirees would prefer the convenience of living in a subdivision with activities and maintenance taken care of for them. But HOA's are not for everyone and that's the appeal of GGE. It's a different kind of buyer. The kind of buyer that doesn't want someone else to tell them what they can park in their yard or what color their home should be.

I agree with logybogy on the benefits of living in the estates which is where I live. The trade off is not so big of deal. I believe 25% of the people living on my street are retirees like myself. I do appreciate the diversity makeup of the area where you won't find that in a gated community.

As far as housing for sale, in my small area there has been 40 houses built or under construction. 3 new homes and 2 under construction. I live behind the fairgrounds, As far as older homes, people may be taking their profits and moving up or to other locations. I can't believe there are many foreclosed homes out here left. You need to look at the history part of the home for sale to get a true picture what might be going on with the seller.

And yes, all our friends that come over from the gated communities quickly appreciate what this area has to offer.

Out of curiosity, I just looked at Zillow, and there are over 20 homes in my area of GGE for sale, and that is typically not the case. I haven't seen more than maybe half a dozen for sale in years, and usually there's not even that many, even back in the last "boom".


I wonder if folks are getting tired of the ever worsening traffic, noise etc. due to the unfettered building going on out east of here, like I am, and bailing out.

FWIW, I just found out, after living here for 20 years and referring to it as GGE (which it is definitely part of), my area is now, apparently, called "Collier Woods"...... What's next? DeSoto Woods?

Property values are probably back to pre-2007 levels, which gives an impetus to sell. Same is happening on Long Island, at least for Nassau and western Suffolk.

Zillow says there's right at 2000 houses for sale....north of 75...and then east of 75..out to Ave Maria
I know that's not all GGE....but that's not all of Naples either

..and there's no where near that many houses selling

That's a whole lot of houses on the market
