Can anyone tell me what the HOA fees are like in Ave Maria? I’m reading they are $4000-8000 a year. Is that correct?

It depends on the community.

Del Webb is closer to $7000-$8000.

Homes in Coquina have an HOA less than $2000 per year.

Thank you. We are not interested in Del Webb....too costly. But we would like to know the apx. HOA fees and taxes for a single family home in the 1800-2200 square foot range.

I found the link below which gives prices. I am wondering if it is accurate and up to date?

What I am seeing for Maple Ridge Phase I is:

$1258.37 Ave Maria Stewardship Community District Fee
$526.20 Ave Maria Master HOA
$1074 Neighborhood Association

Total is $2,858 in HOA fees per year. That is pretty high, even though it is the lowest HOA of the neighborhood.


I am wondering how much more for taxes?

I would think that those fees are at the lower end of most gated communities in Collier County. Almost anything under $300 would be considered cheap.

What I see - approximately - in MLS for homes in Maple Ridge:

$100 per month HOA
$155 per quarter master HOA

Which is roughly $1820 per year - very low for a community with amenities.

As for CDD, it varies by property. I looked at a resale home built in 2016. Their remaining balance as of 2019 was $17,371. A CDD is paid with taxes and stays with the property.

Taxes are roughly 1% per year of the purchase price. Roughly.

Default Del Webb Naples HOA

My quote states $400.00 per month HOA for the Estate Series home. This is WITHOUT golf. If golf is added it would be another $150 per month + one time initiation fee when buying a home of $12k. If decicing after you buy it would later cost $20k to join the golf community.

Other homes types cost less as they're a little smaller and on smaller lots .. . .so about $376 per month (no golf) for these homes.

You can still pay to play golf though. Not sure of green fees but requires like a 10 advance tee time. Either a member or a non-member with your own cart still pays a fee to drive it on the course.

That's less than $300/mo, not high for an upscale gated community. Lots of communities in SW FL pay that.

CDD is separate too, can't count that because it varies based on the age of the home and what $ is left over til it eventually goes away.

Taxes in FL are usually 1.5% of the sales price, what the last owner is paying is irrelevant except for Debt to Income ratio consideration.

I can't speak to AVE Maria but even in places like Miami Beach (where I sold plenty) it was 1.6%-1.7% of the sales price with a homestead exemption and about 2% for those with 2nd homes or investors. (So a $500k buyer would pay about $7500/year-$8000/year in property taxes and about $10,000 if it was a 2nd home or investor).
