Yea doesn’t make sense... one basic rule of negotiation is to always ask in the beginning for more then you expect to get... so if I’m representing a buyer I’m automatically assuming the listing agent and seller are asking for more then they can get...so my buyer and I will play the game along and ask for a lot less of a price then we expect to get... this should be very obvious... worse case they say no and counter or we make a new offer depending on how bad we want it. Anyways.... it’s all a game..

My biggest gripe is commissions....

$300,000 sale.........6%.........$18,000

$3,000,000 sale.......6%.........$180,000

Actually I have less of a gripe if the Agent actually SELLS the property. There would be a lot more work seeking out $3M buyers than $300K buyers, and the type of buyer would be much pickier so there are bound to be fewer showings and fewer offers.

But if the agent makes it seem like it’s a ton of work to put photos on a website, create an e-flyer and a printed sales slick, and maybe a walkthrough video, then they need to join the real world where that’s just table stakes these days.

Ever notice a real estate person’s advertising photo vs. seeing them live and up close? I think they use photos from 20 years ago

Most of us work our a$$ off on our listings no matter the price. People think we are overpaid. 90% of agents quit the business in the first 5 years mostly due to finances.

Nothing particularly unusual in the listing. Offered cash, 30 day close no inspections.
