I was expecting to have to litigate like many of my neighbors had to do with their insurance companies. However, Tower Hill agreed that a complete re-roof was in order from the get-go and worked quickly with me and my contractor to agree on an amount. They paid promptly once the agreed to benchmarks were reached and stayed in touch the entire time. Others may have had different experiences, but Tower Hill gets an A+ from me. And.... my premium went down about 35% after the roof was completed since it now meets stricter building code requirements.

I would find an agent that can 'write' from a couple three different underwriters, and maybe an agent that has/represents the companies named...do some comparison fine detaisl reading.

And, unless the OP has a mort and the mort details require a huge 'Cane, etc coverage, you might inquire of the agent(s) if they represent underwriters that offer some 'menu' selection.

In our 8 winters seasons in Naples and now 7 winter seasons a bit north in Venice area, we have found a local agent that represented a few underwriters that offered some 'menu/option' selection: we are mort free and didn't want 'complete' hurricane, etc coverage; some lesser portion reduces the cost of that line item(s) considerably.

Nor do we need 'housing costs' eg motel, in remote chance of this FL house being uninhabitable. Nor did we need the jacked up 'contents'/replacement line item; something considerably less would cover the stuff in this winter house.

Just examples, but many insurance underwriters offer the 'Platinum' coverage and accompanying pricey/higher margin line items, that few of us would ever need, or want, imo.

We aren't on any budget and I am not trying to save a few hundred to a thou a yr on 2nd home insurance. It is just the principle of the issue, having paid a remarkable sum for 'insurance' over the past 50+ yrs on houses, (two for a long time), cars, m/cycles, umbrella on both houses, and on and on. Claim free in all these decades, knock on wood, so I simply go at paring down 'insurance costs' and am willing to risk some hit to my out of pocket, but keeping the 'liability' portion v high to protect ourselves.

The line item scrutiny/menu approach may save some to considerable, and any underwriting company that doesn't offer it is not worth your time, regardless of their 'price', imo.

Don't disagree with you but both Tower Hill and St Johns get excellent ratings.

Your roof replacement would provide similar discounts anywhere as you get higher wind mitigation credits now.

We are in the same position and did exactly the same thing. No need to have really high contents insurance or high temporary housing coverage. We used Brightway Insurance and it was easy to “menu” the coverage with Tower Hill.

We have Heritage on our Venice area Seasonal SFH, for the past 7 years...
No claims, so I can't comment in that regard.

They have not jacked up the premiums through the local agent, during this time period, though there have been some slight line item increases.

Current annual policy premium through 10-2020 is $1227, on this 2650 sq Ft SFH, built in 2013, though the line item menu they provide has offered us the ability to reduce coverage on many items, and comparing 'insurance premiums' from one house/car to someone else's is seldom a legitimate comparo, imo, and we choose to do higher deductible/some self risk on several items.

We have Olypmpus for our homeowners/Hurricane. The house is just over 4100 sq ft and was built in 2018. Annual cost is $1517, with a 2% deductible on hurricane. We have a separate flood policy that costs $482.
