So it was reported that Collier is short 10,000 affordable homes and 48,000 workers commute for work here everyday from outside Collier County. Who's to blame for all of thi?. It can only get worse.

The County Commissioners.....

And yes, it's gonna get worse, before it gets worse.

I believe it falls on the Commissioners. There was a program (does it still exist?) where the contractors were contributing funds to build affordable housing. When I bought my house during the downturn, the Commissioners gave back the money. So I believe the county has no plans whatsoever. Just look at what they are building everywhere to find the answer.

Every morning there is an endless river of workers cars coming from Immokalee. These people would not be included in the 48,000 since thet are living in Collier County.

Whose fault is it? Yes, Naples is an expensive area to live in. There are many expensive areas in this country that a lot of people can't afford to live in and commute to work from elsewhere every day. I know people who have a one hour plus commute to work every day.

AirBnB and short term rentals aren't helping. Two thirds of the condos here sit empty 7 months a year.

This ! Blaming landlords and developers is ridiculous. If short term rentals weren't allowed, it would be much different. Who's going to rent you their villa for $1800/month when they can get $5000/mo for 4 months and have 8 months left over to charge less or use it themselves or give to family/friends?

Any community that restricts renting the first 1-2 years of ownership or limits rentals to 30% of the community or only allow yearly rentals always have much less expensive homes on the re-sale market. The negative of course, is that you're resale value is less than what you could have purchased.
