I am considering purchasing a new or a 3-4 yrs house in or around Naples area. Have a few questions.

- What are the best and prestigious locations where a relatively new housing exists?

- Which new communities in these areas are worth exploring?

- I see that the homeowner's insurance (of similar price houses) varies significantly, sometimes by the factor of 2. Is there a rule of thumb as to why such large discrepancy exists for a similarly assessed houses?

- I also see considerable difference (100% sometimes) in the annual real estate taxes for identically assessed and same age houses. Any explanation as to why?

- Is living in a gated community (vs non-gated) preferable?

The Naples City-Data Forum isn't a great place for information these days, not many people post here any more.

I moved away from Naples in 2019, so, I'm not much help on new areas.

I suggest getting a good realtor to help, they can answer your questions. Use realtor.com or your favorite site to search homes in Naples in your price range. Look at the map to see where they are. Gated and guard gated communities have high HOA fees, but they offer some security. Motivated criminals will find a way in. I think it's hard to find newer communities that aren't gated.

Best/Prestigious - what budget? Port Royal is most expensive part of Naples, avg home is probably $20ML. Then Aqualane Shores, then Park Shore, then probably Moorings/Coquina Sands. From there its personal choice. Maybe a palatial estate in Pine Ridge Estates or an older but great place to live in Pelican Bay (one of the few areas that was barely affected by the most recent leveling in the market). Or maybe you want water front and prefer to walk to the beach and live on Bayview or Channel Dr? Or a fancy golf community like Meditera or Quail West? List goes on and on.

New communities - what's your lifestyle?? As you're probably seeing, your questions are too vague. You need to sit with a professional realtor in their office or somewhere and do a true 'buyers consultation'. Narrow down lifestyle, then budget, then style of home and go from there. If you have $1ML to spend, then you aren't living In a single family house in any of the areas I just mentioned.

Insurance - too many factors. Once you find the house you like, you can shop quotes .Age of home, age of roof, proximity to water, hurricane impact windows/doors (or lack of) all make a difference.

taxes - if you aren't a FL resident, you'll pay about 1.25% of the sales price per year with small increases if you plan to live there full time and 'homestead it'. It's about 1.5% in Lee county and about 1.9% in Miami Dade, just to give you some idea. Pay no attention to what the current owner is paying, makes no difference to you.

gated/non gated - again, what's your lifestyle? Parking a boat in your yard? Having multiple dogs running around the yard? Being told when you can take down your Christmas lights? Do you like doing yard work? Do you like having lots of amenities/things to do??

Thank you. Do you know of any online calculators that allow you to calculate the expected property tax if you enter the assessed value of the house in Collier and/or Lee counties?
