Hi Guys,

I have the opportunity to purchase a 2/2 apartment at Wildwood Lakes 34104 for a great price.

I would be buying the apartment as a rental unit and I have a few questions
that I hope you may be able to help me out with.

What kind of area is Wildwood Lakes?

Are the units popular for rentals?

What kind of rent could you expect?

Has anyone lived there and is it somewhere you would recommend?

Thanks for any input, good or bad as it will help me come to a decision.

i currently live in briar landings. The complex is relatively nice. Dependin on the price you get on the condo I can see a ton of potential for a good investment. I am currently an owner and am looking to egt out of here. In Briar landings there are about 240 units and about 100 are sold/owned leaving 140 to be rented. Unfortunately when you rent sometones you get bad apples an it ruins it. I fyou are getting a good price on the condos then i say go for it. You just have to check with the HOA on what the rental policy is. I know in briar ther is a 6 month agreement and then any renter hs to fill out an app and submit it to the HOA along with a$100 for a background check. anyway good luck and i hope this helps. MB

These are nice condos in a decent development. I've had several friends who have lived there. I believe there is actually two separate developments in there, one of which started as apartments then converted to condos when the boom was going on.

I don't know much about the rental market but here goes....

Wildwood Lakes is considerably inland so I'm not sure if you would get many snowbirds or tourists.

Annual rentals might be your best bet, but as the poster above suggests you might get a bad apple.

Given the economy, if you can't afford to carry the mortgage without a tenant I would think twice about buying here.

If these are the ones on Davis, there are 2 condos, Wildwood and the Enclave, in between used to be apartments, called Bryn Mawr. Wildwood used to be a nice little condo development, when I first moved down here (over 10 yrs ago) I rented a nice apt in Bryn Mawr and liked it a lot. That area is being built up considerably, but its not a bad location, grocery stores, and parks nearby, maybe about 10 miles or so from downtown city of naples and the beaches.

Default Not So Sure About New Association

Has anyone bought in Briar Landings as of late? I hear a ton of things about this new "puppet" association that that East Coast buyer has placed in there. Anyone have any information that I can trust?
