Any information on this development would be greatly appreciated! Is it a family area? Is the HOA really strict? Seems like there are some great houses in the area for very reasonable prices.

Thank you!

Here is my 50Cts opin, I posted back in June, to a similar query:
Have chased the ball several times at Valencia...nice track, reasonable fees, etc.

My observation as I rode around the track looking at the homes is: quite an eclectic variety of houses, with some very good looking houses and some that looked like barracks. Landscaping around the homes, (viewable from golf course), ranged from well done to grass right up to the foundation with zero plantings. Many tile roofs have not seen a power washer since they were built, while some homes were well done and 'kept up'.

I would guess that there isn't an HOA or if there is, they have a very 'independent' approach...not an HOA rules supporter, but some impetus is often well directed vs everyone gets to do/not do their thing...or not do anything.

All anecdotal, and simply from a cursory view a dozen times. I don't know anyone that lives there, so simply observations. Location is fine, as a bit 'out' beats living on Immokalee for some.

Our family of four (including two young children) moved to Valencia Golf and Country Club about a month ago. Coming from an upper middle class suburb of Chicagoland we were a little nervous about this neighborhood of Naples (mainly because of the lower prices of the real estate). After studying the statistics (crime rate, public school test results, etc.) and spending some time in the area we decided to go ahead with our purchase of the house we liked. A month later I must say our entire family absolutely loves living here. It is a very well kept and safe community. Unlike the previous respondent I am yet to see a single house in VGCC looking like a barrack. The HOA is hands on, but reasonable.

There is a good mix of people of all ages living in Valencia. My children had a wonderful time going "trick-or-treating" a few days ago. Our 7 y.o. is attending Corksrew Elementary. Being a very involved parent with a degree in Education I am pleased with the curriculum.

I am a very busy working mom, so please forgive me for being somewhat short. If you have any further questions or concerns do not hesitate to ask me. Vanessa
