We found a house listed in the Oak Valley Subdivision. Can anyone give me any details of the area? I know they are older homes but are they well maintained? Any flooding?

There was a bit of minor flooding to some homes along Tedder Blvd. & Acorn, I believe. My Girl Scout Service Unit Manager lives off the Rocky Fork end of Tedder and I remember her mentioning having to deal with some flood damage in her home at the May SU meeting. Most homes there sit on slabs so there's no worry about long-term issues with crawl space mold and this flood was an extremely rare event that isn't likely to repeat again in a long, long time.

Honestly, I think there are better choices out there than this particular development and I personally wouldn't own property there. The old KOA campground is very close by and although it was once a nice place (I took swim lessons there in the ~cough, cough~ 70's!) it is now home to long term/permanent residents and extremely seedy. There's also a questionable apartment complex near by which can only add to the 'drama' of this subdivision. There are a few long-term, older residents in Oak Valley that have probably maintained their homes, but I wouldn't expect that to be the norm. There are 3 registered sex offenders in the immediate area, including one at the campground.

This specific area of town is fairly run down, but the old Walmart/Bud's/Expo Center around the corner just off Almaville Rd. is being turned into a regional call center for the VA and will bring a huge number of jobs to the area. I sincerely hope this can revitalize the corridor and bring more businesses in, but I'm not holding my breath.

Thanks for the information. The house is a foreclosure and has some, um, interesting choice of wall colors but the layout and size looked nice.

We just haven't found a house we want to call home and man is it frustrating. But I would want to know if the area is good or bad before we buy so thanks for all the info!

Well, it's not Antioch so you don't have to worry about gangbangers shooting up the place, but I wouldn't let my kids play outside without direct supervision because of the campground and apartment being so close by. I don't think you'd see much appreciation of your investment there.
